(A) The minimum number of required off-street vehicle parking spaces shall be determined based solely on the standards contained within this section. Off-street parking spaces may include spaces in garages, carports, parking lots and/or driveways if vehicles are not parked in a vehicle travel lane (including emergency access lanes), public rights-of-way, pathways or landscaped areas.

(B) All commercial, industrial and public/institutional uses shall, in addition to any other requirement contained herein, provide for employee parking at one space per each two employees, unless otherwise provided for below.

(C) All minimum parking requirements that result in a fractional number shall be rounded up to the next whole number for a fractional space of “0.5" or greater; and rounded down for a fractional space of less than “0.5".

(1) Residential uses.

(a) Single-family detached dwelling: two spaces for each dwelling unit, plus one space for each additional dwelling unit;

(b) Two – and three-family dwelling: one and one-half spaces per dwelling unit; and

(c) Multi-family and single-family attached housing:

(1) Studio units or one bedroom units less than 500 square feet: one space per unit;

(2) One bedroom units 500 square feet or larger: one and one-half spaces per unit;

(3) Two-bedroom units: one and three-quarters spaces per unit; and

(4) Three bedroom or greater units: two spaces per unit.

(2) Commercial uses.

(a) Auto, boat or trailer sales, retail nurseries and similar bulk retail uses: one space per 1,000 square feet of the first 10,000 square feet of gross land area; plus one space per 5,000 square feet over the first 10,000 square feet of gross land area;

(b) General business, retail and personal services.

(1) General: one space per 350 square feet of gross floor area; and

(2) Furniture and appliances: one space per 750 square feet of gross floor area.

(c) Chapels and mortuaries: one space per four seats;

(d) Hotels and motels: one space per guest room;

(e) Offices:

(1) General: one space per 450 square feet of gross floor area; and

(2) Medical and dental: one space per 350 square feet of gross floor area.

(f) Restaurants, bars and similar uses: one space per four seats or one space per 100 square feet of gross leasable floor area, whichever is less; and

(g) Theaters, auditoriums, gymnasiums and similar uses: one space per four seats.

(3) Industrial uses.

(a) Industrial uses (except warehousing): one space per two employees on the largest shift or for each 700 square feet of gross floor area, whichever is less, plus one space per company vehicle;

(b) Warehousing: one space per 1,000 square feet of gross floor area or for each two employees, whichever is greater, plus one space per company vehicle; and

(c) Public utilities (not including business offices): one space per two employees on the largest shift with a minimum of two spaces required, plus one space per company vehicle.

(4) Public and institutional.

(a) Child care center and similar uses: one space per two employees with a minimum of two spaces required;

(b) Churches and similar places of worship: one space per four seats;

(c) 

(1) Golf courses: eight spaces per hole; plus additional spaces for auxiliary uses set forth in this subchapter; and

(2) Miniature golf: four spaces per hole.

(d) Hospitals: two spaces per patient bed;

(e) Nursing and convalescent homes: one space per three patient beds;

(f) Rest homes, homes for the aged or assisted living: one space per two patient beds or one space per apartment unit, whichever is greater;

(g) Schools:

(1) Elementary and junior high: one and one-half spaces per classroom, or the requirements for auditoriums as set forth herein, whichever is greater; and

(2) High schools: one and one-half spaces per classroom, plus one space per ten students the school is designed to accommodate, or the requirements for auditoriums as set forth herein, whichever is greater.

(h) Colleges, universities and trade schools: one and one-half spaces per classroom, plus one space per five students the school is designed to accommodate, plus the requirements for on-campus student housing (if applicable).

(5) Unspecified uses. Where a use is not specifically listed herein, parking requirements shall be determined by finding that a use is similar to those listed in terms of parking needs. (Ord. 80-2, passed 06/14/2010)
