Land development in the LM Zone shall conform to the following standards, unless more restrictive supplemental regulations apply.

(A) The minimum yard adjacent to a residential use or zone shall be 20 feet. For structures exceeding 20 feet in height, one foot of additional setback shall be required for each one foot of structure over 20 feet in height.

(B) The maximum building height shall be 40 feet. Higher structures may be permitted according to the provision of §§ 157.400 through 157.403 of this chapter.

(C) Outdoor storage abutting or facing a residential use or zone shall be screened with a sight-obscuring fence, shrubbery, berm or otherwise by topography or other natural buffer.

(D) Off-street parking and loading areas shall be provided as specified in §§ 157.305 through 157.311 of this chapter.

(E) For any parcel five acres or larger in size, an overall development plan shall be submitted to the Planning Commission at the time an application for a building permit is filed.

(1) The site development shall be reviewed for compatibility with surrounding land uses and approved at the time of issuance of the building permit.

(2) The Planning Commission may attach conditions to the approval of such permits in order to assure compatibility with surrounding uses. (Ord. 80-2, passed 06/14/2010)
