(A) If the use of a property and/or the nature of a business upon a property substantially changes, the property owner may maintain all existing non-conforming signs for no more than 12 months. Afterwards, all signs shall conform to the requirements of this chapter.

(B) If an existing non-conforming sign is damaged, modified in any way or replaced, the subsequent sign shall conform to the requirements of this chapter. MODIFIED, as used herein, shall not include routine items such as normal maintenance or repair where the dimensions, colors, lettering or other like characteristics of the existing non-conforming sign is not changed in any way.
